Transaction checklists that run themselves

Contract signed triggers the checklist for that transaction type: documents, dates, parties, disclosures. Each item has an owner and a due date, reminders escalate, and the broker sees every file's status on one screen.

Listing data entered once

The listing record produces the syndication, the marketing pieces and the internal tracking. Photos and documents filed to the listing automatically. Price changes propagate everywhere from one edit.

Commission and referral fee tracking

Every closing produces the commission calculation from the agreed split, the referral fee where one applies, and the invoice or statement. Reconciled against the deposit when it lands. I co-own a locating brokerage; this workflow is ours.

Lease-end and renewal workflows

For locators and property managers, the lease-end date on every client triggers the outreach sequence months ahead, with the renewal, the move and the referral fee each tracked as their own path.

Yes. Splits, caps, team overrides and referral fees are rules, written down once and applied to every closing. The exceptions go to the broker.
